The 2020 NAEBA Elections begin October 26 at 7am Eastern Time and closes October 30 at 7pm Eastern Time. 

Eligible voters will be sent their voting link on October 26.  The information below will help voters understand the process.

President-Elect, Richard Rosa:

Brief Bio -

Rich Rosa co-founded exclusive buyer agent real estate firm Buyers Brokers Only, LLC, in 2005. The company serves consumers in Massachusetts, New Hampshire, and Rhode Island.

Rich joined NAEBA shortly after he started Buyers Brokers Only, LLC. He currently serves on both the NAEBA and NRSI boards of directors. He also has spoken about various marketing topics at several NAEBA annual meetings.

Rich also served on the Massachusetts Association of Buyer Agents' board of directors. He was the nonprofit's treasurer for five years.

Rich has been interviewed for real estate articles and quoted in several local and national publications, including The New York Times, The Boston Globe, Boston Herald, Boston Business Journal, The Eagle-Tribune, Haverhill (MA) Gazette, Boston.com, Merrimack Valley Magazine, and Boston Magazine. Rich also has appeared numerous times on Boston Herald Radio. In April 2018, NBC10 Boston TV interviewed Rich about the potential pitfalls of purchasing a "flipped" home.

Rich grew up in Bridgeport, CT, and he lived 11 years in Boston before purchasing his home in Haverhill, MA (1997). He lives with his wife, Anne Marie, twin sons, and Labrador retriever, Bruno. Haverhill voters elected Rich to the Haverhill School Committee in November 2017.

Nicholas Martin

Brief Bio - 

I have worked under Ronn Huth at Buyers Choice Realty for over 3 years. I have discovered that I have learned more under Ronn’s supervision as an EBA than it seems many veteran agents learned in their whole career.

I’ve always been a purist at heart, but also been open minded to changes and ideas that can enhance a pure intention. . I am extremely open minded generally speaking. I like to consider all possibilities.

I was born and raised in Massachusetts and am a true New Englander at heart.

I’ve worn many hats over the years as a teacher for 15 years, a fitness trainer and now an EBA.

Music is a passion of mine and it is my outlet. I appreciate all kinds of music, but favor the hard and heavy.

I also do Capoeira, have a beautiful wife and 2 crazy boys.


Treasurer, Marshall Henderson:

Brief Bio -

I was born and raised in a rural town in north central Oregon. I grew up working in the local cherry orchards, where I learned what a full day's work was. My adult work experience includes a stint at an aluminum reduction plant (very hot), eight winters in arctic Alaska in the geo-seismic oil exploration business (very cold), ten or so years as a carpenter, doing residential remodeling, a stay-at-home dad, and for the past 19 years, an exclusive buyer's agent with Buyer's Edge in Bethesda, Maryland. I have lived in Oregon, Alaska, Hawaii (just right), California, and now in Maryland for the past 33 years. I managed to get a bachelor's degree in political science from the University of Oregon along the way (Go Ducks!!). I have been married to my wife Victoria for 27 wonderful years and we have two kids, Cliff and Madee, who just keep amazing me. Life is good.

Director, Ashley Dean Wilson

Brief Bio -

Since 2002, with honesty, integrity, and the Buyers' interests as first priorities, Ashley Dean Wilson has specialized in area Lake homes and properties, First-Time home buyers, New Construction, Multi-Family investment properties, ETSU Faculty Relocation & Student Relocation, Corporate and Medical RELO's, and families with school-age children relocating to or within the Tri-Cities, TN area.

Since being licensed in 2002, Ashley has been an EBA at A Buyer's Best Choice Realty: Buyer Representation Exclusively. He began under the tutelage of Janine J. Wilson, Broker/EBA/CEBA-M. After becoming a Broker in 2005, Ashley continued to serve Buyers, and gain education.

Ashley has been a Regional State GRI President, and 2010 & 2011 Member and Chairman of the NAEBA Professional Development Committee. This committee was mostly focused on creating the earlier CEBA materials, and testing. Ashley has the CEBA-M designation.

Continuing to try to educate the public, assist Buyers with all of their needs, and serve locally, Ashley is proud to be an EBA, and a member of NAEBA. He currently serves on the NETAR Grievance Committee, and is moving to the Professional Standards Committee, in the near future.

In his life, around and during Real Estate, Ashley serves as a board member on the NETEA, (Northeast Tennessee Entertainment Alliance).

Margaret Lebenson

Brief Bio -

I began my career as an Exclusive Buyer Agent with Gea Elika at Elika Associates in New York City in 2016. I live in Brooklyn New York and assist buyers in all five boroughs of New York City. Gea's involvement with NAEBA was formative in my training and help me to understand the larger national mission of representing buyers. I enjoyed participating in the annual NAEBA conferences and volunteered for the committee to plan the 2019 Conferences. I subsequently became involved on the CEBA Committee and headed the committee which launched the online product this year.

How Members are Nominated

On September15th, an email was sent out inviting members to submit applications for the open positions.  A reminder was sent on September 24th and the application process closed on September 30th.

The Governance Committee reviewed the applications and created the ballot for board review during the October 8th board meeting.

The ballot was approved for distribution and the third-party voting system was prepared for launching the ballot on October 26 at 7am Eastern.

Composition and Term of the Board:

The Board shall consist of not less than four (4) elected Directors and not more than eight (8) elected Directors, each serving a single term of two years. Directors shall be eligible to continue upon the completion of one term and may serve no more than three consecutive terms, if elected. Following the service of three consecutive terms, members will be eligible for election to the Board after the passage of one (1) year. A Director elected to the position of President-Elect, Secretary or Treasurer may serve beyond the three (3) consecutive terms stated above to complete the duties of his or her office, including serving in the position of President and Immediate-Past President.

In addition to the elected Directors, the officers of the association shall be president, secretary and treasurer. In addition, there shall also be either a president-elect or immediate past president serving in alternating years dependent upon the presidential term.


Board Member Responsibilities:

  • Knowing the organization's mission, programs, policies, and needs.
  • Preparing for meetings by reviewing the agenda and supporting documentation.
  • Regularly attending board meetings and participating actively and conscientiously.
  • Keeping up with issues and trends that affect the organization.
  • Contributing to the development of policies and strategic plans.
  • Understanding the organization's financial affairs and ensuring fiduciary responsibilities are met.


Voting Guidelines:

Only Exclusive Buyer Agent Brokers may vote.  EBA Brokers in good standing will be sent an individual and secure ballot link in October to vote for the directors and officers who will serve beginning January 1 in the following year.

Voting is anonymous with the secure link sent to eligible voters and provided by a third-party election platform.


Officers

The officers of the Organization shall be President, President-Elect, Secretary, Treasurer, Immediate Past President and such other officers as may be deemed necessary by the Board of Directors.

Open positions of President-Elect, Secretary and Treasurer shall be elected by the voting members of the Organization during the regular election in October to fill the office in the following year.

The President-Elect shall automatically become President of the Organization and the President shall automatically become the Immediate Past President at the beginning of the calendar year.

A. Officers shall be elected annually each October; the exact date or dates to be determined each year by the Board of Directors.

B. The term for officers shall begin January 1 following the elections.

C. Secretary and treasurer shall serve 2-year terms, limited to two (2) consecutive terms.

D. The president shall serve a 2-year term, limited to one (1) term in any five-year period, except in the case of a vacancy.

E. The immediate past president and president-elect shall serve 1-year terms alternately based on the term of the president. The immediate past president shall serve the first year of the president's term and the president-elect shall serve during the second year of the president's term. These positions shall not serve concurrently.

F. No individual may hold more than one board position at a time.

G. The President-Elect, Secretary and Treasurer, at the time of his or her election or appointment must be a current or past member of the Board of Directors.

Term of Office – Each officer shall take office at the beginning of the calendar year following election or selection at the time specified in these Bylaws or at such time designated by the Board of Directors. Officers shall serve for a term of at least one (1) year and no more than two (2) years, or until a successor is duly elected or appointed.
